Most commonly our clients want to extend their home to accommodate a larger kitchen, greater living space, a games room, guest room or study. Usually these types of extension do not present too many issues with planning and are quite straight-forward.
This option is probably the easiest way to add valuable space to your home.

If your property is detached, semi-detached, or end of terrace then a two storey extension is possible. These types of extension can add a huge amount of space for your growing family, and with the right design you can extend your kitchen and living area, add a ground floor WC and/or utility room. Upstairs, you can create new bedrooms, space for en-suites or play rooms for the kids.

Loft Conversion Plans
This type for conversion is very popular if outside space is restricted, such as a flat or terrace property. Loft conversions remain a cost effective way of adding living space to your home. There are various types of loft conversion that are possible, from small loft conversions to the entire re-design of a home to result in a large family home/loft.

Basement Design
Building a basement is an exciting and rewarding project. For the right property it will represent a sound investment, with the value added to the property significantly exceeding the cost of the work. However, you should first consider the following questions:
- Will the planner allow changes to the property (especially lightwells)?
- If you own a leasehold property, will the freeholder allow the construction works?
- Are you prepared for the inconvenience?
- Is the timescale acceptable?
Initially, you may wish to consult your local authority. Planners will often deal with matters on the telephone and most have a walk in facility where you can discuss your project on an informal basis. Generally, most houses and ground floor flats are suitable for the addition of a basement (and one easy way to tell is to see if any other houses nearby have basements), but there may occasionally be exceptions.
Internal Alterations
Extensions and loft conversions are a great way of adding space to your modern home, but redesigning the internal space can often have a dramatic affect on the way in which the rooms are used. If it’s a complete re-design, moving stairs or just removing a wall it can improve the layout or use of the space within your home.
Re-designing the internal layout can create a better living space within your home, as the needs of people when the house was built are different to what you or I require now.
